Happy Spring Neighbors!!It’s your neighbor Larry again with the latest information about the Sherwood Forest neighborhood real estate info! Here’s the latest as of April 1st!
We just had a new house list on Doncaster for $349,900. It’s a 3124 sq ft. day ranch home with many updates and an in ground pool in the backyard.
We also have a lovely tri-level home on Devonshire. This home’s been on the market since February, has a beautiful kitchen, and a great floorplan. This home is 2088 sq ft. 4 bedrooms and 3 baths, and is listed at $332,900
AND we have a sale pending on Chessington. This Split Level home also listed in February, is 2315 sq ft. has 3 bedrooms and 3 baths, and was on the market for only 18 days! This home was listed at $320,000.
I know many media outlets are trumpeting a “housing recession” and in many places, that is most certainly true. However, in Gladstone, the market has remained good. Over the last 6 months alone, five Sherwood Forest homes have sold, with an average asking price of $303,200. The average market time for these homes was only 85 days. Sherwood Forest homes are also in the top third of all Gladstone homes according to sales prices of all homes sold in Gladstone over the past 180 days.

Hi neighbors! I am SO honored to have this opportunity to say hello to all of you! My name is Larry Deyoe. My wonderful wife Bonnie son Jon and I live at 6730 Doncaster Drive. We have lived here for just over 2 years, but have been a part of the Sherwood neighborhood fun since 2004, thanks to our close friends on Doncaster, the Carmona family. I’ve been in real estate for 5 years, and have specialized in the Gladstone area housing market since 2002. Besides working as a real estate agent for Coldwell Banker Seal Properties out of our Clackamas office, I am also in magagement working as a corporate coach for for our corporate office in Lake Oswego. In my spare time, I’ve been a volunteer reader at Concord Elementary, and each spring and summer, and I coach kids in baseball here in the local area. We left a new home in the McNary neighborhood to live in Sherwood Forest. The main reason why… because of the incredibly special neighbors here. Currently there are 3 homes that are sale pending, and one that has a contingent offer on it waiting for the buyer to sell their home first. These homes range in asking prices from $269,000 to $329,500. The per square foot price average is $148.25 per square foot. The low part of this range is a split level home on Devonshire that was listed at $125.00 per square foot, to a high at a home on Nottingham at $172.00 per square foot. Many homes in the area have had recent remodeling work performed. Roofs, siding, windows, bathrooms, and a list of other work has been performed which will increase the values of homes in the neighborhood. The highest sale price over the last 24 months is $375,000. The Sherwood Forest Neighborhood, and Gladstone in particular are going through the tradition slow period of mid winter. Buying activity usually begins to pick up towards the end of February and peaks in mid July. This doesn’t mean the market is slow the rest of the year, it just means that annually the market has a stronger activity period. Much of this is related to families wanting to move to a new neighborhood in time for the next school year, and some is related to the better weather we have in the coming months (Spring is almost here!)
Recent market activity in the neighborhood includes the split level home on Devonshire (with the trees being removed) recently sold and closed at $269,000. It is 2707 square feet and has 4 bedrooms and 3 baths. There is a new just listed on the market for sale. It’s at 6640 Devonshire, and that home has had a lot of great updates done to it. It also has 4 bedrooms and 3 baths and is 2088 square feet. The list price is $332,900. So… if you know of someone who has been looking for a home here in Sherwood Forest, pass along my information to them, and I would be honored to show this lovely home to them.
